In the Words of Our Clients
Robert H.
British national, Pattaya
I used Chai Advocates for a power of attorney while spending extended time outside Thailand. The process was considerably more involved than I expected — there were specific formal requirements I wasn't aware of — but Pakorn and the team walked me through each step clearly. The document was prepared correctly and the duplicate copies arrived when they said they would.

My family needed to confirm heir status after my father passed away. The documentation situation was complicated because one of my siblings lives in Germany and some records needed to come from there. Nattaya managed the coordination with the German registry office and kept us informed. The process took about three months in total — longer than I had hoped, but I understand now why it takes that long.

Cross-border inheritance coordination for an estate split between Thailand and Australia. This is a genuinely complex area and I had spoken to two other firms before finding Chai Advocates — neither of them had dealt with this kind of matter before. The team here had, and it showed. The process took fourteen months overall, which is about what they told me to expect. I would not go anywhere else for this type of work.

I needed a power of attorney prepared so that a family member could handle specific property-related matters in Thailand while I was away for an extended period. Apinya dealt with my questions promptly and the drafting was careful — the scope was exactly what we discussed. Nothing complicated in my case, but handled well.

We engaged Chai Advocates for heir documentation after my grandfather passed. The family records were in reasonable order but there were some gaps that required additional steps at the district level. The team managed this without us needing to follow up constantly, which was a relief during a difficult period. Communication was clear throughout.

My situation involved assets in both Thailand and France, and I had genuinely not appreciated how different the two legal systems are in this area. Chai Advocates explained what each system required and managed the interaction between them. The fee was stated clearly at the start and did not change. After more than a year the matter is now concluded. I am glad I found a firm that actually understood the work.

A Closer Look at How Matters Unfold
The following accounts describe the shape of three matters we have handled — not as marketing, but as a realistic picture of what this kind of work involves.
Case Study 01
Power of Attorney for a Long-Term Expatriate
The Situation
A British national spending most of his time between Thailand and the UK needed to authorise a Thai-resident family member to handle a specific set of property-related tasks on his behalf. He was unsure whether a general power of attorney or a limited document was more appropriate.
What We Did
We discussed the scope in detail before drafting anything, and recommended a limited document defining precisely which acts the representative could undertake. This protected both parties and avoided the risk of the document being used beyond its intended purpose. The formal requirements were met and the document executed correctly.
The Outcome
Document completed in eight working days. The representative was able to proceed with the property matter without the client needing to return to Thailand. The client subsequently came back to us for a second matter involving heir documentation for a family member's estate.
"The scope was exactly what we discussed. Straightforward and handled properly."
Case Study 02
Heir Documentation Across Two Countries
The Situation
A Thai family needed to confirm the heir status of three siblings for the distribution of a parent's estate. One sibling lived in Germany. Some family registration records from the Thai district office were incomplete, and the German sibling's relationship to the estate required documentation from German registrars.
What We Did
We identified which Thai records needed supplementing, coordinated the request to the German registry office through Nattaya's established contacts, and managed the certified translation of the returned documents. The complete heir documentation file was assembled once all records were confirmed.
The Outcome
The documentation file was completed in approximately eleven weeks — the German records took about six weeks to arrive and process. The family was kept informed at each stage. Distribution of the estate proceeded without further documentary complications once the file was submitted.
"The team managed the German side without us having to navigate that ourselves."
Case Study 03
Cross-Border Coordination: Thailand and Australia
The Situation
An Australian national with a long history in Pattaya passed away holding property in Chonburi and financial assets in Australia. His beneficiaries included both Thai and Australian relatives. Neither the Thai nor Australian sides of the estate could be distributed independently — each required steps to be completed in the other jurisdiction first.
What We Did
We mapped the legal dependencies between the Thai and Australian processes and coordinated with an estate solicitor in Melbourne throughout. The Thai property matters required heir documentation and Land Department proceedings; the Australian matters required Thai court documents to be recognised in Australia. We managed the sequence to avoid each system waiting indefinitely on the other.
The Outcome
The matter was concluded in fourteen months. Both the Thai property and the Australian financial assets were distributed to the relevant beneficiaries. The timeline was within the range we had communicated at the outset. The family found the process difficult — these matters always are — but felt well-supported throughout.
"I was told upfront it would take over a year. It did. But they kept me informed the whole way."
